Sam has broad experience advising on the acquisition, disposal, development and financing of commercial, industrial, data centre, hotel & leisure and infrastructure assets.

Sam also regularly advises on fund establishments, joint ventures and capital partnerships across key sectors (including major projects, defence, urban renewal , digital infrastructure, purpose-built-student-accomodation and living).

Having practised in both London and Melbourne, Sam is a trusted advisor who understands market trends and key commercial considerations.

Data centres and digital infrastructure
  • Keppel: on the proposed development of a 720MW hyperscale data centre campus in Hazelwood, Victoria.
  • Liberty Global PLC: on its £31 billion JV with Telefonica S.A.
  • A consortium: on the acquisition of AirTrunk (the largest completed transaction in Australia in 2024).
  • A lender: on the financing of a greenfield Australian data centre development.
  • Goldman Sachs: on the financing of a brownfield data centre development in the UK.
  • Goldman Sachs: on a pan-European data centre investment program by a major internet search provider.
Living, education and hotel & leisure 
  • Greystar: on its landmark acquisition of a $1.6 billion purpose-built-student-accommodation portfolio comprising seven assets and over 5,500 beds located across Sydney, Melbourne, Brisbane, Adelaide, and Canberra.
  • Mirvac: on the establishment of its $1.8 billion build-to-rent (BTR) fund, including an investment from the Federal Government’s Clean Energy Finance Corporation.
  • Mirvac: on the record $620 million sale of the Tuckerbox hotel portfolio.
  • Mirvac: on Mitsubishi's sell-down to ART of its stake in Mirvac's $1.8 billion BTR fund.
  • Mirvac: on the fund-through development of a BTR tower in Melbourne.
  • Novus: in relation to several acquisitions, developments and BTR fund establishments.
  • CBRE Investment Management: on the establishment of CBRE's first co-living fund in Australia, including the acquisition of seed assets and management framework.
  • Syndicate of lenders: on a $900 million facility agreement relating to prime NSW hotel assets.
  • Pamoja Capital Australia: on the sale of 399 Royal Parade, part of Melbourne's Parkville biomedical precinct.
  • Blackstone and lenders: on the funding of Blackstone's £4.7 billion acquisition of the iQ student accommodation portfolio (a 67 property portfolio housing more than 28,000 students).
  • Ballymore: on its various pre-lets, agreements for lease and development financings, as well as its acquisitions for office and residential development sites in central London (including at the new US Embassy site in Battersea).
  • Transport for London: in relation to an over-station development scheme to deliver 3,000 new homes across central London.
Infrastructure, industrial and defence
  • Victorian Department of Treasury & Finance: on the $9.7 billion privatisation of the Port of Melbourne.
  • Mirvac: on the establishment of its MIV platform and development of the Aspect industrial precinct in NSW.
  • A defence manufacturer: on the disposal and redevelopment of a major naval manufacturing installation of national significance.
  • A developer: on the proposed acquisition and development arrangements for a historically contaminated waterfront site in Port Adelaide for sensitive defence related infrastructure.
  • Victoria International Container Terminal: in relation to its leasing and concession framework of Port of Melbourne
  • United Energy: in relation to the construction of the Suburban Rail Loop and associated asset relocation.
  • ALTIS Property Partners: on its divestment of $285 million of logistics assets.
  • Viva Energy Australia: on its acquisition of Shell Aviation Australia Pty Ltd.
Urban renewal and mixed use development
  • Alcoa of Australia Ltd: on the development of Alcoa's 575 hectare former industrial site at Point Henry.
  • Hostplus: on a joint venture and $500 million mixed-use redevelopment of Morphettville Racecourse, South Australia.
  • Places Victoria: on its development arrangements for Melbourne's Docklands precinct (including in relation to the  $1.9 billion Melbourne Quarter commercial and residential development by Lendlease.)
  • LandSec: on various projects, including the disposal of ‘Eastern Quarry’ (a 269 acre mixed-use development site for over 6,000 homes), one of the largest mixed-use development sites in the UK.
Office
  • New South Wales Treasury Corporation: advised the investor committee of the AMP Capital Wholesale Fund (AWOF) on the management takeover of the $7.7 billion AWOF fund by Mirvac.
  • Ascendas: on its acquisition of two office towers in Sydney.
  • Blackstone: on its £380 million sale of 125 Old Broad Street, London (‘Stock Exchange Tower’ in the City of London).
  • Stellantis: on its Melbourne head office lease.
Retail
  • Teachers Insurance and Annuity Association of America (TIAA): on its purchase of a stake in the historic Myer building in the Melbourne.
  • CarVal Investors: on its acquisition of the Boots UK chemist portfolio.
  • Tesco PLC: on the divestment of its Polish assets and operations (including approximately 350 logistics and supermarket sites).
  • Orion European Real Estate Fund: on its agreement to purchase seven UK retail parks from Hammerson PLC.
