Allens has advised long-term client Plenary in relation to the development of the first major land release for private sector development in Bradfield City – Australia's first new city in more than 100 years.
The First Land Release, known as Superlot 1, forms part of the Western Sydney Aerotropolis, which is set to become a hub for tourism, entertainment, culture, innovation and community.
Led by the firm’s Projects team, cross‑practice specialists collaborated seamlessly to help deliver this critical social and economic infrastructure in one of Australia’s fastest‑growing regions. This included advising on project structuring, financing and procurement, real estate and planning matters, corporate and competition advice (including FIRB and ACCC considerations) and tax advice.
'Projects like Bradfield City’s First Land Release don’t just deliver infrastructure – they set the trajectory for how communities will live and work for generations. Working alongside Plenary on a development with this scale of vision and purpose has been immensely rewarding, and it reflects the growing demand for sustainable, future‑ready precincts across Australia,' said Kip Fitzsimon, Partner and Head of Infrastructure and Transport.
Spanning 5.7 hectares, the First Land Release will deliver the first 1,400 homes in Bradfield City, at least 10 per cent of which will be affordable housing. A quarter of the site will be dedicated to commercial uses, accommodating advanced industries, hospitality venues, educational institutions and other community services. Designed with sustainability at its core, the precinct targets net zero emissions, incorporates on‑site renewable energy generation and storage, and will feature Green Star and NABERS certified buildings.
